The Casares del Mar complex is a well run urbanisation and is governed by the Horizontal Laws of Spain that protect the rights of owners and ensure that the community is run on fair and democratic principles. The community falls under the jurisdiction of the town hall of Casares, with some services provided by the adjoining Sabinillas council.

There is an annual general meeting of owners, generally around Easter time, at which the annual community budget is set and any matters of interest are discussed and agreed, including the appointment of community officers for the coming year. There are occasionally extraordinary meetings, if any major issues arise between the yearly formal meetings. Any new proposals are subject to democratic vote and every owner has a vote, which they may use in person or use by proxy by nominating a trusted person to vote on their behalf. The community in accordance with the law has a qualified and accredited Administrator to whom enquiries can be directed or postal votes can be sent when meetings approach. All owners contribute to the annual running cost on the ratio of the occupied area of their apartment, compared with the total occupied area.

The community is responsible for all the external aspects of the urbanisation, including exterior and stairway lighting, stairway cleaning, gardening, watering, swimming pool maintenance, outside painting. The owners are responsible for their own interior painting and decoration and the upkeep of their apartment and its contents. Every apartment has mains drainage, metered mains water supply and a mains electricity supply and each owner has contracts with the water provider and the electricity company. Telephones and Broadband ADSL connections are available on site by application, but many owners rely purely on mobile phones, as there is good reception. Electricity, water, telephone and community charges etc are all normally handled by your appointed Spanish lawyer who sets up the contracts and makes the arrangements on your behalf, when you purchase an apartment.

Automatic barriers at Casares del Mar control the car parking, to ensure that residents and owners have protected and priority access to the site. There is separate parking outside the barriers for guests, deliveries and emergency services.
The communal swimming pool is large and well maintained and is located in the complex on a promontory overlooking the beach below. It has all the usual facilities with poolside showers, furniture and safety equipment. Regular pool maintenance is contracted to a specialist company who are responsible for its upkeep and for the water quality monitoring and treatment.

The grounds of the urbanisation are well lit by night and serviced by exterior lights in the car parks and in its tropical gardens to highlight the walkways. The automatic sprinkler system ensures that the palm trees, plants and lawns are in top condition all year round.

This southernmost shoreline of Spain generally has mild sunny winters and glorious weather all through the spring, summer and autumn, giving you the ideal climate for all year occupation, or enjoyable visits when the weather is cold and dismal in northern Europe and the UK. There are many independent Internet weather sites where you can verify details of the many long hours of sunshine enjoyed each year on the southern Costa del Sol.

Spanish nationals in the area are normally warm and friendly and well used to dealing with visitors who can speak little on no Spanish; they welcome new residents and the jobs that are created as a result which improve their standard of living and their local services.

We have also been informed that the emergency service that the Helicopter Sanitarios gives is excellent and is well worth the 200 plus euros per year for the family. If you have an emergency they will fly you to the nearest appropiate hospital.
